The
Operating Engineer has a strong focus on operating, maintaining, troubleshooting, and repairing facility equipment on all systems. This role has wide ranging responsibilities, including low/medium voltage power, HVAC system and controls, mechanical system troubleshooting, preventive maintenance, emergency response, general maintenance, carpentry, plumbing system, and vendor management. Individuals are expected to demonstrate technical expertise in electrical, HVAC, and piping/plumbing and be multi-skilled in others to successfully complete daily/weekly work assignments. â¯Â
Key ResponsibilitiesÂ
Preventative Equipment Operations & Maintenance Â
- Monitor, repair, and maintain HVAC systems, boilers, chillers, pumps, valves, piping, filters, and electrical equipmentÂ
- Perform daily system start-ups and operational checks of production equipment and critical building infrastructure to include but not limited to fire pumps, elevators, hot water heaters, HVAC units, compressors, and FLSÂ
- Take temperature and pressure readings, test cooling tower waterÂ
- Operate fire alarm panels and suppression systemsÂ
- Troubleshoot and operate Building Automation Systems (BAS) and direct digital controlsÂ
- Maintain and recalibrate pneumatic control systemsÂ
- Generator (life/safety) load testÂ
- Execute scheduled maintenance on automatic doors, gates, lifts, fire extinguishers, forklifts, aerial lifts, and eye wash stationsÂ
- Record equipment readings, settings, and operational changes in logbooks and databasesÂ
- Perform periodic tool and instrument inventory checksÂ
General Maintenance Â
- Maintain lighting in mechanical rooms, elevators, and public areasÂ
- Handle painting, door repairs, lock maintenance, and carpentry workÂ
- Keep tool rooms, mechanical rooms, and workshops clean and organizedÂ
Vendor & Safety Management Â
- Monitor quality and pricing of contractor work; assist with major overhauls and inspectionsÂ
- Follow JLL and client safety standards; write and execute Job Hazard AssessmentsÂ
- Ensure safe storage and disposal of hazardous materialsÂ
- Respond to life safety issues and emergency situationsÂ
Required Qualifications Â
- Education: High school diploma/GED plus 2 years trades schooling in electrical, refrigeration, or HVACÂ
- Experience: 4+ years in commercial/industrial maintenance (HVAC, plumbing, electrical, carpentry)Â
- Technology: 2+ years with CMMS, PM software, and Building Automation SystemsÂ
- Certification: Universal Technician for CFCsÂ
- Technical Skills: Ability to read MEP drawings/schematics and analyze system operationsÂ
- Computer Skills: Proficiency with Microsoft Office, email, Zoom, SLACK, and iPad devicesÂ
- Soft Skills: Strong customer service, minimal supervision capability, excellent communicationÂ
- Must be a U.S. CitizenÂ
- Flexibility in assuming responsibilities, which fall outside the above referenced itemsÂ
Physical Requirements Â
- Lift up to 50 lbs.; climb ladders up to 30 ft while carrying 20 lb tool bagÂ
- Frequent walking, climbing, bending, kneeling, and overhead workÂ
